Understanding Coverage D: Loss of Use

This protection typically triggers when a “covered peril”—such as fire, windstorm, or lightning—renders the primary dwelling uninhabitable. It generally includes three main types of support:
  • Additional Living Expenses (ALE): This covers increases in living costs, such as hotel stays, temporary apartment rentals, and even restaurant meals that exceed the family’s normal food budget (Bertelsen, 2020).
  • Fair Rental Value: If a homeowner rents out part of their property (e.g., a basement apartment), Coverage D compensates for the lost rental income during the repair period.
  • Prohibited Use: In cases where civil authorities block access to a neighborhood due to nearby damage, Coverage D may provide limited benefits even if the home itself is untouched.

Limits and Calculations

The limit for Coverage D is usually calculated as a percentage of Coverage A (the dwelling limit). In many standard policies, this limit is set at 10% to 20% of the home’s total insured value (Bertelsen, 2020; FIRE, n.d.). For example, a home insured for $300,000 might have a $30,000 to $60,000 limit for loss-of-use expenses.
It is important to note that Coverage D covers only the difference between normal and new expenses. Homeowners must provide documentation and receipts to prove that their spending increased specifically because of the displacement. Understanding these limits is vital, as research suggests a significant number of policyholders may be underinsured relative to the actual costs of long-term displacement (Cookson et al., 2024).
